Planning to sell in 1-2 years

If selling your home is a reality for you in the near term, there are simple steps to take that will add to your home’s curb appeal without breaking the bank. Refreshing your front door paint is a great way to brighten the look of your entire home. Add unique door numbers to the door or siding as well as an inviting welcome mat. Be sure you have neat and clear paths to each of your home’s entrances. Another straightforward improvement to your curb appeal is your driveway – have it paved or resealed before your first home showings.

Planting vegetable and flower gardens add beauty and function to your yard, as long as they are tidy and well-maintained. Window boxes can also add unique charm to your home’s exterior.

Planning to sell down the road 5+ years

If you are 5-7 years out from listing your home, you should consider tackling larger projects like a new deck, and possibly any major exterior renovations (like new windows) that have been on your list. New windows also will serve the purpose of increased efficiency and functionality for your home. When you take on projects knowing you are still a few years out from selling, you will benefit from being able to enjoy the improvements to your home while you still live there, but will also be increasing your home’s value when it comes time to put your home on the market. Patios, outdoor sound systems or built-in fire pits are also manageable projects that will increase appeal and value.

Although curb appeal and exterior maintenance are both important to home value, the 5-7 year timeframe is perfect for making larger improvements to your home’s systems like the boiler or central air.
